Replacing A $400k+ Roof On One Of Our Apartment Complexes

Replacing a roof is an expensive job, but overall can really make a community stand out. A tired and worn out roof can be such an eye sore and many apartment owners choose to delay this expense for as long as possible.

We recently bought a 184-unit asset that was built in 2003 in Rosenberg, Texas. The roof was showing major signs of wear and tear and had already been extensively patched on every building to stretch its life as long as possible.

As you can see the shingles were worn and the ridge caps were well beyond their lifespan. When you look at your roof, all the shingles should be smooth and flat in order to keep moisture out of the property. One surefire sign that your roof has some damage is loose or lifting shingles.

After we inspected the roofs during due diligence while we were under contract to buy the asset we made the decision to go ahead and replace the entire roof once we took over the property.

As soon as we closed on the asset, our team hit the ground running. We had multiple crews running and at any given time we had about 15 guys working to replace the roof as quickly as possible to minimize tenant disruption.

Overall, the project went very smooth and we only had a few minor change orders to replace some rotten decking and ensure our new roof system will be made to last. In total, we spent just over $440k to replace the entire roof across 14 residential buildings, 6 ancillary buildings and 1 clubhouse.

We completed the entire project within 30 days from initiation and we cant thank our contractor, Sayan Construction & Renovations enough for doing such a great job on the project.

As you can see it turned out great! We went with a color called “Weathered Gray” to accent the property well. Now, it’s time to transform this asset with our signature color scheme for all of our Henry assets. Stay tuned!
