Ep 063: The Analytical Investor: Anam Momin’s Journey into Multifamily Asset Management

with Anam Momin, Momin Capital Group

In a recent conversation with Dustin, Anam Momin shared her path from finance and accounting into multifamily real estate, along with the lessons she’s learned as an asset manager, investor, and operator.

Her story highlights a recurring theme found among many successful real estate professionals: combining technical expertise with strong relationships and a willingness to learn from experienced partners.

Growing Up Around Entrepreneurship

For Anam, real estate wasn’t a completely new concept when she entered the industry. She grew up around her family’s business, with her father developing gas stations and convenience stores. While she wasn’t directly involved in running projects at a young age, real estate and business were constant topics of conversation around the dinner table.

She recalls seeing firsthand what entrepreneurship looked like behind the scenes—the long hours, unexpected phone calls, operational challenges, and responsibility that comes with ownership.

Those early experiences helped shape her understanding of business long before she ever considered a career in multifamily investing.

An Analytical Foundation

Anam’s professional path initially led her into finance and accounting. After graduating from NYU Stern, she began her career in consulting and accounting, developing the analytical skills that would later become one of her biggest strengths in real estate.

But over time, she realized accounting was more of a tool than a destination. Rather than focusing solely on financial reporting, she became increasingly interested in how businesses create value, build assets, and generate long-term wealth.

Real estate offered a way to combine her analytical background with her entrepreneurial interests. That realization ultimately led her to make the transition into multifamily investing.

Building Momin Capital Group

Today, Anam serves as Asset Manager for Momin Capital Group, her family’s investment company focused primarily on multifamily opportunities in Houston. The firm targets apartment communities of 150 units or more and evaluates opportunities across multiple asset classes.

While Houston remains the primary focus, the team’s investment philosophy centers on understanding local market dynamics, demographics, and operational execution rather than simply chasing the latest trend.

For Anam, familiarity with a market creates an advantage. Understanding neighborhood growth patterns, resident demographics, operating costs, and long-term fundamentals helps investors make better decisions and manage risk more effectively.

Starting as an LP to Learn the Business

One of the most valuable lessons Anam shared was the importance of learning the business before trying to lead it. Rather than immediately jumping into general partnership roles, Momin Capital Group initially invested as limited partners (LPs).

This approach allowed the team to observe how experienced operators managed acquisitions, financing, asset management, and investor relations. As their experience grew, Anam gradually took on more active asset management responsibilities.

That progression helped bridge the gap between understanding a deal on paper and understanding how a property actually performs over time. It’s a path many aspiring operators overlook. Investing passively can provide valuable education while reducing risk and creating opportunities to build relationships with experienced sponsors.

The Importance of Strategic Partnerships

Throughout the conversation, Anam repeatedly emphasized the value of partnerships. Multifamily investing is a team sport.

Successful deals require expertise across acquisitions, underwriting, capital raising, due diligence, financing, asset management, and operations. Few individuals possess all of those skills at a high level.

Recognizing both strengths and weaknesses has been a key part of Momin Capital Group’s growth strategy. The firm has intentionally partnered with experienced operators and sponsors, allowing them to contribute where they add value while continuing to expand their knowledge and capabilities.

Rather than trying to do everything independently, they have focused on building relationships that create mutual success.

Leveraging Existing Networks

Another advantage Anam identified is understanding the resources already available within your network. Coming from a family involved in commercial real estate and gas station ownership, Momin Capital Group has developed relationships with business owners and investors looking to diversify their holdings.

Many of those investors are attracted to multifamily because of its combination of cash flow potential, long-term appreciation, and tax advantages.

By understanding the needs of their investor base and combining that with strong operational partnerships, the team has been able to continue growing its platform.

Asset Management: Where the Real Work Happens

While acquisitions often receive the most attention, Anam’s role as an asset manager highlights where much of the value is actually created. Asset management requires constant attention to property performance, financial reporting, operational efficiency, business plan execution, and investor communication.

It’s where strategy meets execution.

For someone with a finance and accounting background, asset management provides the opportunity to apply analytical thinking while remaining closely connected to the day-to-day realities of property operations. It’s also an area where strong communication skills become just as important as financial expertise.

Looking Ahead

Today, Momin Capital Group has participated in approximately 1,300 multifamily units through both LP and GP investments and continues to seek opportunities that fit its investment criteria.

As the company grows, Anam remains focused on disciplined underwriting, strategic partnerships, and thoughtful expansion. The goal isn’t simply to acquire more properties—it’s to build a sustainable platform that creates value for investors while continuing to learn and improve along the way.

Final Thoughts

Anam Momin’s journey demonstrates that success in multifamily real estate doesn’t happen overnight. It is built through education, experience, relationships, and a willingness to start where you are.

By combining a strong financial foundation with hands-on operational learning and strategic partnerships, she has steadily expanded her role from investor to asset manager and active participant in multifamily ownership.

For aspiring investors, her story offers an important reminder: understanding your strengths, acknowledging your weaknesses, and surrounding yourself with the right people can accelerate growth far more effectively than trying to do everything alone.
