Painting a 228-Unit Apartment Complex

We are currently in the process of painting the exterior of The Henry at Liberty Hills, our 228-unit asset in northeast Houston, Tx. The original color scheme was a mix of tans that dated the property and was starting to show its age. This asset was built in 2012, so it has gone 10 years with the same original paint.

It is generally recommended to refresh the paint on a commercial asset about every 7-10 years. Due to constant sun exposure and abuse from residents, the paint chips and fades rather quickly over time on these multifamily properties.

Good news is we planned ahead and had it in the budget to paint the exterior of the property. Another bonus is that your lender will require replacement reserves to be allocated each month that usually ranges between $200-$250/unit/year. These funds are set aside just for projects like this so we will be able to use those reserves towards this new paint job which helps minimize the out of pocket costs. We have contracted Sayan Construction, our preferred general contractor that is based out of Dallas, Texas and services properties across the state.

Our team has been on site overseeing the project at every step of the way! We first prepped the buildings by addressing any miscellaneous carpentry work that needed to be done and sealed all gaps around the windows and edges.

Then, we went ahead and power washed the entire complex to make sure the surface was clean and ready for a new coat of paint.

We are accenting the neutral grey’s with our signature blue on both the entry and patio doors for resident as well to make sure we have a nice pop of color!

We are currently in the middle of the paint job and knocking out buildings with the new paint scheme. We have already receive multiple compliments from residents on site who are loving the fresh new look!
