Ep. 015: Unlocking Wealth and Freedom Through Multifamily Real Estate

On this episode of the podcast, Dustin chats with Annette Hemmert. Annette’s journey into multifamily real estate showcases how focus, education, and local connections can lead to financial freedom and meaningful impact. A former pharmaceutical sales representative turned real estate investor, Annette highlights the strategies, mindset, and resources that have fueled her success in the industry.

When beginning her investment journey, Annette and her team explored national programs, including opportunities with Grant Cardone. However, they chose to prioritize their local market in Texas, specifically San Antonio and Austin, to build relationships with brokers, vendors, and partners. Annette joined the mentorship program Apartment Educators, led by accomplished multifamily operators Devin Elder and Ruben Dominguez. This local focus allowed her to walk properties, network in person, and learn directly from the best in her area.

Annette’s commitment to education has been instrumental in her growth. She credits podcasts like Best Ever, Old Capital, and Lone Star Capital as key tools in building her knowledge base while driving during her pharma sales career. Books have also played a significant role, including Thou Shall Prosper by Rabbi Daniel Lapin, which provides wealth-building strategies rooted in Jewish traditions. The book reframed her view of money as a tool for stewardship, business creation, and serving others. She emphasizes the importance of mentorship programs as a “turbo booster” for learning, condensing years of wisdom into a short timeframe while providing invaluable connections and practical guidance.

Annette praises the multifamily real estate community for fostering high-quality conversations and a culture of abundance. She contrasts this with the scarcity mindset she observed in her previous W-2 career, where people were often guarded about their financial strategies. In multifamily, ideas, challenges, and strategies are openly shared, creating an environment of collaboration and mutual support.

Annette’s goals extend beyond financial gains. With two young children, she aims to achieve greater freedom of time and resources, enabling her to dedicate more energy to her family and philanthropy. Her company, Covenant Capital of Texas, is deeply driven by the desire to support local charities and create meaningful impact through their work. In 2024, Annette plans to complete at least two more deals as a general partner, partnering with sponsors in her local market. Long-term, she envisions transitioning into full-time real estate, empowering others to grow wealth, and embracing a life of travel and new experiences.

For those looking to follow in her footsteps, Annette offers practical and inspiring advice: start with free resources like books and podcasts to build foundational knowledge. Invest in mentorship programs, which provide invaluable guidance, connections, and confidence. Finally, commit to lifelong growth through conferences, personal development, and surrounding yourself with smarter people.

Annette’s journey exemplifies how focus, education, and a willingness to invest in personal and professional growth can lead to success in multifamily real estate. Through her work, she is not only building wealth but also creating freedom and opportunities to serve her community and inspire others to do the same.
